Calculating leasing costs in China

In Shanghai, it is usual to calculate leasing costs based on the gross area. For better comparison with other office buildings in Shanghai, the German Centre has adopted this method for price calculation. The gross area includes common areas such as corridors, elevators, and similar structures.

The management fee includes services such as security services, power, air conditioning, and cleaning of the common areas.

The costs for the air conditioning in each leased unit are individually calcuated according to actual usage and included in the electricity bill. Air conditioning is available 24 hours.

The example price calculation below is based on a 58 sq m net standard office.


The cost of leasing is based on two components:

  • Base leasing fee
    The leasing fee is calculated in RMB per square meter and day, based on the gross area. For example, 58 sq m net = 88 sq m gross.

  • Management fee
    At this time, the management fee is 20 RMB per square meter and month and based on gross area.

Base leasing fee

5,7 RMB x 88 sq m x 365 / 12

15,257 RMB

Management fee

20 RMB x 88 sq m

1,760 RMB


Monthly total leasing cost

17.017 RMB
